a project by BloorgroveAn honest feasibility tool for Toronto homeowners thinking about adding a home to their lot. It pulls live zoning, lot geometry, and heritage data from the City of Toronto and tells you plainly what you could build, or whether you should build at all. Most tools like this are lead funnels. This one is willing to say no.

A unit at home.
The real starting point: adding a residential unit to my family's home in Toronto. Small in scale, but it is the studio learning to build, on a real site, with real constraints.

A first mixed-use building.
A small mixed-use multiplex in Toronto. Active ground floor, multi-bedroom units, built to the principles. Earned by the foundation work, not skipped ahead to.
Long-term
Long-termMid-rise
The first full Bloorgrove building.
A five-to-ten-storey mid-rise on a transit-adjacent street. Mixed-use, family-sized, on the kind of street these essays argue for. This is the destination, not the first step.
